About The Ranches

The Ranches is one of the two original communities that became Eagle Mountain, on the city's northeastern side around The Ranches Golf Club. Most original single-family homes here went up between about 2003 and 2012, and townhomes line the Ranches corridor near Pony Express Parkway. That makes it the part of the city where basements, appliances and plumbing have the most years on them — and where we see the most "it's been there a while" mold.

What Happened in August 2024

On August 17–18, 2024, back-to-back thunderstorms overwhelmed stormwater drains in parts of Eagle Mountain. The Daily Herald reported that homes in The Ranches and on the north and west benches had water push through window and door seals, and that basements pooled. Yard debris blocking storm drains made it worse. When water comes in at a window well and sits behind finished drywall, the back of the drywall and the insulation stay wet long after the floor is mopped — exactly the setup for hidden mold a few weeks later.

Eagle Mountain City hands out sandbags through its Stormwater department and recommends keeping downspouts clean and pointed away from the house. Ask for sandbags before the August storm season, not during it.

How We Handle a Ranches Basement Job

When the Water Comes From the City Side

Not every flooded basement in the Ranches area starts inside the house. On July 7, 2026, a city water-main break in North Ranch pushed water through a yard, blew out a basement window and flooded the basement below it (KUTV). Main breaks are rare, but they move a lot of water fast, and a basement window is the lowest, weakest point in its path.
