Basement dehumidification is one of the simplest parts of basement waterproofing and moisture control. It does not stop leaks, but it stops the humid conditions that let mold grow after a leak is fixed, and it handles summer condensation.
Do You Need a Dehumidifier in Eagle Mountain?
Many Eagle Mountain basements stay below 50% humidity most of the year without one. You likely need a dehumidifier if your basement:
- Reads above 50–60% humidity in summer.
- Has a musty smell, sweating pipes or condensation on windows.
- Recently had water damage or mold remediation.
- Has a bathroom, laundry or bedroom with poor ventilation.
- Has a sump pit without a sealed lid.
Mold risk rises above 60%. Run a dehumidifier and check for a water source.
If humidity stays high with the dehumidifier running, have a hidden water leak traced.
Portable vs. Whole-Basement Dehumidifiers
| Type | Capacity | Best for | Installed cost |
|---|---|---|---|
| Portable (ENERGY STAR) | 30–50 pints/day | Basements up to about 1,500 sq ft with moderate dampness | $200 – $450 |
| Portable with pump | 35–50 pints/day | When there is no floor drain nearby | $250 – $500 |
| Whole-basement (ducted) | 70–120+ pints/day | Large finished basements, chronic humidity | $1,500 – $3,500 |
| Crawl space unit | 70–100 pints/day | Encapsulated crawl spaces | $1,200 – $2,800 |
Crawl spaces need their own unit, usually installed after crawl space waterproofing.
Keeping It Running
Clean or rinse the filter every month or two in summer, check that the drain hose is not kinked or clogged before the humid season, and keep the coils free of dust. If the unit runs constantly but humidity will not drop, the moisture load is too big for it or water is still getting in.
How to Read Pint Ratings
Dehumidifier sizes are rated in pints of water removed per day. In 2019 the U.S. test changed to cooler, more basement-like conditions, so newer ratings are lower for the same machine. A unit sold as "35 pints" today is roughly what used to be sold as "50 pints." Compare like with like, and check the ENERGY STAR label for efficiency.
| Basement | Condition | Typical size |
|---|---|---|
| Up to about 1,000 sq ft | Damp or musty at times | 22 – 35 pints/day |
| 1,000 – 1,500 sq ft | Damp, sweating pipes in summer | 35 – 50 pints/day |
| 1,500+ sq ft or after water damage | Wet or very humid | 50-pint portable or a whole-basement unit |
Refrigerant or Desiccant?
Most home dehumidifiers are refrigerant units: they cool air over a coil so the water condenses. They work best above about 65°F. Cool basements in winter can make them frost up and run poorly. Desiccant units pull moisture with an absorbent wheel and keep working in cold air, which is why restoration crews sometimes use them after winter floods. For everyday use in a heated Eagle Mountain basement, a low-temperature-rated refrigerant unit is usually the right call.
What It Costs to Run
A portable 35 to 50 pint unit typically draws a few hundred watts while running. With the humidistat at 45 to 50 percent, most Eagle Mountain basements see it run mainly in summer, often adding roughly $5 to $20 a month to the power bill in those months and very little in winter.
Installation and Drainage
- MeasureHumidity and temperature readings, plus the square footage and how many rooms the unit must cover.
- SizeChoose capacity for the space and moisture load; bigger is not always better.
- DrainGravity drain to a floor drain or sump, or a condensate pump to a laundry drain — no bucket to empty.
- SetSet the humidistat to 45–50%.
- MaintainClean the filter every few months and check the drain line each season.
Cold basements: Standard dehumidifiers lose efficiency below about 65°F and can frost up. In cool Eagle Mountain basements, a low-temperature-rated unit works better.
After a leak, run it hard during drying out after a basement leak, then let the humidistat take over.
Dehumidifiers prevent new growth but do not remove existing mold. For that, see basement mold remediation in Cedar Valley.
Frequently Asked Questions
What size dehumidifier do I need for my basement?
A 35–50 pint/day ENERGY STAR unit covers most basements up to about 1,500 square feet. Large or very damp basements need a whole-basement unit.
What humidity should I set my basement dehumidifier to?
Set it to 45–50%. The EPA recommends 30–50% indoors; lower settings waste energy.
Will a dehumidifier get rid of mold?
No. It stops new growth by keeping humidity low, but existing mold must be cleaned or removed.
Should a basement dehumidifier run all the time?
Let the humidistat control it. It will run more in summer and very little in dry Utah winters.
Why is my new dehumidifier rated lower than my old one?
The U.S. rating test changed in 2019 to cooler conditions. A 35-pint unit today is roughly equal to an older 50-pint unit.
