Crawl space encapsulation costs $3,000 to $9,500 for most homes, about $3 to $7 per square foot, with a national average near $5,500. A floor-only vapor barrier can be $1,200 to $4,000. Add mold removal, drainage or insulation and totals reach $10,000 to $15,000.
Cost by Crawl Space Size
| Crawl space size | Typical cost | Notes |
|---|---|---|
| Under 1,000 sq ft | $1,500 – $5,500 | Common under additions and older rural homes |
| 1,000 – 2,000 sq ft | $3,000 – $9,500 | Most single-family crawl spaces |
| 2,000 – 3,000 sq ft | $5,000 – $12,000 | Larger ranch-style homes |
| 3,000+ sq ft | $7,500 – $15,000+ | Often split into zones |
Cost by Package
| Package | Typical cost | What is included |
|---|---|---|
| Vapor barrier only | $1,200 – $4,000 | Plastic on the ground; vents left open |
| Standard encapsulation | $3,200 – $9,500 | Liner on floor and walls, sealed vents, dehumidifier |
| Encapsulation + drainage | $5,500 – $15,000 | Adds drain matting, a perimeter drain or a crawl space sump |
| Encapsulation + insulation | $6,000 – $16,000 | Adds rigid foam or spray foam on walls or rim joists |
Cost Breakdown
| Component | Typical cost |
|---|---|
| Basic vapor barrier (6–10 mil) | $0.50 – $1.20 / sq ft |
| Encapsulation-grade liner (12–20 mil), floor and walls | $1.20 – $2.50 / sq ft material; $3 – $7 installed |
| Vent sealing | $40 – $120 per vent |
| Rim joist sealing and insulation | $500 – $2,000 |
| Crawl space dehumidifier, installed | $800 – $2,800 |
| Mold removal from joists | $1,500 – $6,000 |
| Drainage or crawl space sump | $1,000 – $6,000 |
Low clearance matters more than people expect. Under about 24 inches, crews work on their backs, and labor can run 15 to 30 percent higher.
Mold on joists must be cleaned before the liner goes in; see mold removal from wood joists.
Sample Budget: 1,000 sq ft Crawl Space
| Item | Estimate |
|---|---|
| Debris and old insulation removal | $800 – $1,500 |
| 15-mil liner on floor and walls | $3,500 – $6,000 |
| Seal vents and rim joist | $800 – $1,500 |
| Dehumidifier installed | $1,500 – $2,500 |
| Total | $6,600 – $11,500 |
Older rural homes, such as those in White Hills, are the ones most likely to sit over a crawl space.
Crawl Spaces in Utah: Dry Climate, Real Problems
Utah's dry air fools people into thinking crawl spaces stay dry on their own. Most crawl space moisture here does not come from the air. It comes from the ground and from plumbing: a slow supply-line leak, a swamp cooler line, sprinklers soaking the soil next to the foundation, or snowmelt draining toward a low corner. Bare dirt can push a surprising amount of moisture into a closed space all year.
In Eagle Mountain, most homes have full basements. Crawl spaces show up under additions, bump-outs and some older rural homes, and they are often forgotten until the floor above smells musty.
Radon: Plan It With the Encapsulation
Utah has many homes with elevated radon, and the state recommends testing every home. Sealing a crawl space changes how soil gas moves, so radon and encapsulation should be planned together. A radon mitigation system can often run a pipe under the new liner (sub-membrane depressurization) for far less than retrofitting later. Test before and after.
If you want readings before deciding, ask for radon and air quality testing alongside the crawl space inspection.
How Long It Lasts and What to Ask
A good 12 to 20 mil liner lasts 15 to 25 years if nobody tears it crawling around with tools. The dehumidifier is the part that wears out, usually after 5 to 10 years, so ask what the replacement unit costs before you sign.
- What liner thickness goes on the floor, and does it run up the walls and piers?
- Are seams taped and the liner mechanically fastened to the walls?
- How are vents, the crawl space door and the rim joist sealed?
- Which dehumidifier, where does it drain, and who services it?
- Is any mold on the joists cleaned first, and is that priced separately?
- Is radon mitigation included or planned, and will you test afterward?
Is It Worth It?
- Yes, if the crawl space has mold, musty odors, standing water or humidity above 60%.
- Yes, if floors above are cold or the rooms smell musty.
- Yes, if you are planning radon mitigation anyway.
- Maybe not, if the crawl space is already dry and odor-free. A vapor barrier may be enough.
Fix water first. Encapsulating over standing water or a leaking line traps it under the liner.

Frequently Asked Questions
How much does crawl space encapsulation cost per square foot?
About $3 to $7 per square foot for a standard system, and up to $10 to $12 with drainage, insulation or mold removal.
What is the average cost of crawl space encapsulation?
About $5,500 nationally. Most homes pay $3,000 to $9,500.
Is a vapor barrier the same as encapsulation?
No. A vapor barrier covers only the floor. Encapsulation seals the floor, walls and vents and adds humidity control.
Does encapsulation need a dehumidifier?
Usually, or a conditioned-air supply. Without humidity control, moisture can still build up in a sealed space.
Does encapsulation help with radon?
It can, when it is designed with a radon mitigation system that draws soil gas from under the liner. Sealing alone is not radon mitigation; test before and after.
