Water Heater Leaked in the Basement: What to Do in the First 24 Hours

Water spreading from the utility room? A failed water heater is the most common basement water emergency in Eagle Mountain. Do these things in this order, and most of the basement can be saved.

Shut off the cold water supply to the tank and turn the heater off (breaker for electric, gas valve to OFF or pilot for gas). Photograph everything, then get the water out and pull up wet carpet pad within the first day. Drywall and pad that stay wet for more than 24 to 48 hours are where mold starts.

Step 1: Shut It Off Safely

  1. Close the cold supply valveIt is on the pipe going into the top of the tank. Turn it clockwise until it stops.
  2. Turn off the energyElectric: switch off the water heater breaker. Gas: turn the control knob to OFF or PILOT.
  3. Stay out of deep water near outletsIf water reaches outlets or the furnace, shut power at the panel from a dry spot.

Step 2: Document Before You Clean

Take photos and video of the tank, the label with the model and serial number, the water on the floor, the highest water line on walls, and every room the water reached. Most homeowners policies treat a sudden tank failure as covered damage, and those photos are what the adjuster looks at first.

Step 3: Get the Water Out and Open Things Up

Repair or Replace the Water Heater?

A leak from the tank itself, usually rust at the bottom seam, means replacement. A leak from a fitting, valve or the temperature-and-pressure relief valve can sometimes be repaired. Most tank water heaters last about 8 to 12 years, and Utah's hard water can shorten that. If yours is near that age, replace it rather than repair it.

Whichever you choose, put a drain pan, a leak sensor and an accessible shut-off on it, and in Utah's hard water, plan on flushing or descaling it every year.
